Fireproofing is the passive half of a building's fire protection. Sprinklers and alarms react to a fire; fireproofing keeps the structure standing, keeps smoke and flame inside the compartment where they started, and buys the time occupants and firefighters need. On commercial work it is also one of the most inspected scopes on the job — so it has to be installed to the listing, measured, and documented.

Commercial property fireproofing details
What our fireproofing scope covers
- Sprayed fire-resistive materials (SFRM) on structural steel beams, columns, joists and decks, applied to the thickness the listed design calls for
- Intumescent fireproofing coatings where steel stays exposed and appearance matters — lobbies, storefronts, mezzanines, architectural steel
- Through-penetration firestopping for pipe, conduit, cable tray and duct penetrations through rated walls and floors
- Joint and perimeter fire containment — head-of-wall joints, slab edges and curtain wall voids
- Thermal and ignition barriers over spray foam, so foam plastic insulation in warehouses and commercial attics meets the Florida Building Code
- Fire-rated insulation — mineral wool in rated wall, floor-ceiling and roof-ceiling assemblies (see our fireproofing & fire-rated insulation page)
- Repair and restoration of damaged or removed fireproofing after tenant work, MEP changes, roof leaks or inspection deficiencies
How a fireproofing job runs
- Review the drawings and life-safety plan. We identify every rated element — required hourly ratings, the listed design numbers, and which members need protection.
- Match products to the listing. A rating is only valid for the exact materials and details that were tested, so we submit product data and listed systems for approval before mobilizing.
- Prepare the substrate. Steel must be clean and compatible with the product; primers and paints are checked against the fireproofing manufacturer's requirements.
- Install and measure. Thickness and density are measured as we go, at the frequency the specification and special inspector require.
- Document and close out. You get the listed systems, product data and thickness records the inspector, owner and insurer will ask for.
Codes and standards we build to
Commercial fireproofing in Florida is governed by the Florida Building Code and the Florida Fire Prevention Code, enforced by local building departments and fire marshals under the Division of State Fire Marshal. Fire-resistance ratings come from tested assemblies (ASTM E119 / UL 263); firestop systems are tested to ASTM E814 / UL 1479 and joint systems to UL 2079. We verify listings in UL Product iQ and follow NFPA standards referenced by the fire code.
