Commercial insulation in Florida is a code-and-schedule business. The Florida Building Code Energy Conservation chapter sets your envelope requirements, the fire-rated assemblies have to match the listed detail exactly, and the inspector is going to look. Meanwhile the GC has you sandwiched between the rough-in trades and drywall, and every day you slip is a day everybody behind you slips.
We work off your approved energy calcs and your listed assemblies, we show up on the day the schedule says, and we build it so it passes the first inspection. That's the whole pitch.
Most commercial projects need three different insulation scopes handled by three different specialties: the building envelope (walls, roof deck, floors), mechanical insulation (duct, chilled water, hot water, process piping), and fire-rated assemblies (shafts, demising walls, occupancy separations, structural steel). Splitting those across three subs creates gaps at every interface — which is exactly where inspections fail.
We carry all three. One submittal package, one schedule, one point of contact, and no finger-pointing when something at an interface doesn't line up.
A lot of what we do is in buildings that are still operating. Hotels with guests. Restaurants that open at 11. Medical suites that can't have dust. Retail that can't close.
That means night and weekend crews, negative-pressure containment, HEPA filtration on removal work, daily cleanup to a broom-clean standard, and badged, background-checked crews when the property requires it. Being open 24/7 isn't a marketing line for us — a meaningful share of our commercial work happens between 10pm and 6am.
In a Florida commercial building, insulating chilled water lines and cold ducts isn't primarily about energy — it's about condensation. Uninsulated or under-insulated cold surfaces in a humid plenum sweat, and that water finds ceiling tiles, drywall, and eventually somebody's lawsuit.
We specify vapor-barrier-jacketed systems with properly sealed seams and fitting covers, because a beautifully insulated pipe with an unsealed jacket seam will still drip.
TI work is its own animal. You inherit whatever the last tenant left, the as-builts are wrong, and you find surprises above the ceiling grid on day one. We price TI work with realistic allowances for what's actually up there and we're straight with the GC when we open a ceiling and find something the drawings didn't show.
