Commercial Property Fireproofing in Florida

SFRM, intumescent coatings, firestopping and fire-rated assemblies for Florida office buildings, shopping centers, restaurants, hotels and tenant build-outs.

Commercial buildings are divided into compartments on purpose: tenant from tenant, corridor from suite, stair from floor, floor from floor. Each of those boundaries has a required fire rating, and the rating is only as good as the weakest joint, penetration or unprotected beam. We build and restore those boundaries for new construction, renovations and tenant improvements across Florida.

Structural fireproofing for steel-framed buildings

Mid-rise offices, hotels, parking structures with steel framing, and retail with long-span roofs often require protected steel. We apply SFRM to beams, columns and decks at the thickness required by the listed design, and use intumescent coatings where steel is exposed in lobbies, atriums and storefronts. Where the building's size or construction type calls for special inspection, we coordinate thickness and density testing with the inspector.

Tenant demising walls and rated corridors

Every tenant build-out touches rated construction. Demising walls between suites, rated corridor walls, and separations around assembly or mercantile areas have to run to the correct height, use the correct insulation and board, and be sealed at the top against the deck. We install mineral wool fire-rated insulation and firestop the head-of-wall joint so the finished wall matches the listed assembly.

Through-penetration firestopping

Plumbing, sprinkler, electrical, low-voltage and HVAC trades all penetrate rated walls and floors. Each penetration needs a firestop system listed for that wall type, that penetrating item and that annular gap. We survey, seal and label penetrations, and provide a log that shows which listed system was used where — the document fire marshals and building owners increasingly ask for.

Shaft walls, stairs and floor-to-floor protection

  • Elevator, stair and mechanical shaft enclosures
  • Perimeter fire containment at the slab edge and curtain wall
  • Rated floor-ceiling assemblies in hotels, condos and mixed-use buildings
  • Rated enclosures around electrical, generator and trash rooms
  • Kitchen exhaust duct enclosure wraps for restaurants (where the listed system allows)

Property types we serve

  • Office buildings and corporate campuses
  • Shopping centers, strip retail and big-box stores
  • Restaurants and food halls
  • Hotels, condominiums and multifamily
  • Medical offices, clinics and surgery centers
  • Schools, churches and assembly buildings
  • Mixed-use and parking structures

For property managers: inspection deficiencies and upgrades

Annual fire inspections frequently cite open penetrations above ceilings, missing fireproofing on steel after renovations, and unsealed joints in rated walls. We walk the building, document every deficiency with photos, correct it with listed systems, and hand you a closeout package for the fire marshal. Commercial Property Fireproofing FAQs

Do tenant build-outs require firestopping?

Usually. Any new penetration through a rated wall, corridor or floor must be sealed with a listed firestop system, and new demising walls often must be rated. We handle both during the build-out.

What is the difference between SFRM and intumescent fireproofing?

SFRM is a sprayed cementitious or fiber-based material applied thicker, and is the economical choice for concealed steel. Intumescent coatings are thin, paint-like films that expand when heated, used where steel stays visible. Both are applied to a thickness set by the listed design.

Can you correct fire marshal deficiencies in an occupied building?

Yes. We work after hours and floor by floor in occupied offices, hotels and retail, and provide documentation for re-inspection.

Do you provide a firestop log?

Yes. We record the location, penetrating item and listed system for each firestop installation, and include it in your closeout package.

How much does commercial building fireproofing cost?

It depends on the scope — steel tonnage and rating, number of penetrations, wall lengths, access and after-hours requirements. We give free written, itemized estimates — call (561) 975-6204.
