Warehouse Fireproofing in Florida
Structural steel fireproofing, thermal barriers over spray foam, rated separations and firestopping for Florida warehouses, logistics buildings and flex space.
Warehouses concentrate fuel. High-piled pallets, plastics, packaging and forklifts under a long-span steel roof create a fire load that most other buildings never see — and Florida's heat, humidity and hurricane-driven roof leaks are hard on the protection that's supposed to contain it. We install and restore warehouse fireproofing so the building passes inspection, satisfies the insurer and actually performs.
Structural steel protection for long-span buildings
Where the construction type or the building's height and area require rated construction, the columns, girders, joists and roof deck must be protected to the hourly rating in the approved design. We apply sprayed fire-resistive material (SFRM) to the thickness the listed design specifies for each member size, and measure and record it as we go. On exposed steel — office mezzanines, showroom areas, architectural canopies — we use thin-film intumescent coatings that look like paint and expand in a fire.
Thermal and ignition barriers over spray foam
Closed-cell spray foam is one of the best ways to insulate a Florida warehouse roof or wall — but foam plastic insulation must generally be separated from the interior by an approved thermal barrier under the Florida Building Code, or protected by an ignition barrier in limited-access spaces. On a warehouse that usually means an approved intumescent coating applied directly over the foam, because gypsum board isn't practical on a metal roof deck. We install the foam and the coating as one tested system, so the combination matches the manufacturer's code evaluation report. See spray foam insulation and metal building insulation.
Fire-rated separations between warehouse and office
Most warehouses mix occupancies — storage, offices, break rooms, sometimes light manufacturing. Where those areas must be separated, the fire barrier wall runs to the roof deck, and every penetration and joint in it has to be sealed with a listed system. We install mineral wool fire-rated insulation in the wall, firestop the conduit, sprinkler pipe and duct penetrations, and treat the head-of-wall joint against a fluted metal deck.
Firestopping after racking, MEP and tenant changes
Warehouses change hands and uses constantly. New conveyor power, data drops, sprinkler modifications and dock equipment routinely punch through rated walls and leave open holes behind. Those are among the most common fire-marshal deficiencies we're called to fix. We survey, label and seal every penetration with a listed firestop system and give you a record for the file.
Warehouse types we protect
- Distribution and fulfillment centers
- Cold storage and refrigerated warehouses (coordinated with insulated panel and vapor control details)
- Pre-engineered metal buildings and flex/industrial condos
- Self-storage facilities
- Manufacturing and assembly buildings with storage areas
- Aircraft, marine and equipment storage buildings
Why warehouses fail fireproofing inspections
- SFRM knocked off by forklifts, racking installers or roof work and never patched
- Spray foam left exposed with no thermal barrier coating
- Coatings applied too thin, or a product that isn't part of the foam manufacturer's tested system
- Open penetrations through fire barriers after electrical or sprinkler changes
- Water-damaged fireproofing from roof leaks that has delaminated from the steel
High-piled combustible storage also triggers its own fire code requirements for sprinkler design, aisles and smoke removal — those are handled by your fire protection engineer and sprinkler contractor, and we coordinate our work with theirs. For code references, see the Florida Division of State Fire Marshal and the Florida Building Commission.

Warehouse Fireproofing FAQs
Does spray foam in a warehouse need a fire-resistant coating?
In most cases, yes. The Florida Building Code generally requires foam plastic insulation to be separated from the building interior by an approved thermal barrier. On warehouse roofs and walls that is usually an intumescent coating tested with the specific foam product. We install both as one system.
Do all warehouses need structural steel fireproofing?
No. Whether steel must be protected depends on the building's construction type, height, area, occupancy and sprinkler system. Many single-story sprinklered warehouses are unprotected construction. Your design professional determines the requirement; we install to it.
Can you work while the warehouse stays operational?
Yes. We phase work by bay, use lifts around racking, and schedule overnight or weekend shifts so operations keep moving.
Can you fix fireproofing damaged by a roof leak?
Yes. We remove delaminated or contaminated material, prepare the steel and reapply to the original listed thickness, with documentation for the inspector.
How much does warehouse fireproofing cost?
It depends on square footage, required rating, product type, member sizes, ceiling height and access, and whether existing material must be removed. We give free written, itemized estimates — call (561) 975-6204.
